What types of loans does Tomo Mortgage offer?

Tomo Mortgage currently offers Conventional, Jumbo, FHA, and VA loans. Our loans can be 15- or 30-year fixed rate terms and 5-, 7-, and 10-year ARMs, and they start at a minimum loan value of $75,000. We can do loans for single family houses, townhomes, condos, manufactured homes, and 2-4 unit buildings and for primary residences, second homes, and investment properties. We don’t currently offer loans for mobile homes, construction-only, or co-ops.

Our minimum down payment varies by loan type (e.g., conventional, FHA, VA), property type (e.g., single family), planned property use (e.g., primary residence, vacation home), and credit score. Check around, and you’ll see that it’s really low. For example, our VA loans start at 0% down payment, our conventional loans start at 3% down payment, and our FHA loans start at 3.5% down payment.

How can I protect myself from rising interest rates?

Unlike most lenders, Tomo Mortgage will let you lock a rate before you’ve found the home you want to buy. You can lock the rate in for 90 or 120 days. If rates go up during that time, no problem, yours is protected. If they happen to fall, you’re still good, there’s a one-time rate adjustment option once you have an accepted offer on a home.
